What is a bank-owned (REO) property?＋
REO stands for "real estate owned" — a property a lender or investor took back after foreclosure and now wants to sell. Alabama Realty Servicing Inc lists and sells these homes across Birmingham and all of Alabama on behalf of the banks, servicers, and investors who own them.
Can I buy one of your properties directly, or do I need a real estate agent?＋
Both work. You're welcome to reach out to us directly about any listing, and you're also welcome to bring your own agent. Either way, start by opening the listing on our Available Properties page and clicking “Make an offer.”
How do I make an offer?＋
Open the property on our Available Properties page and click “Make an offer.” You'll enter your price and terms on a short form and it comes straight to our office. There's no account to create. We'll follow up with next steps.
Are these homes sold as-is?＋
Most bank-owned and investor properties are sold as-is, meaning the seller generally won't make repairs. Condition varies a lot from home to home, so ask us about the specific property you're interested in — and we encourage buyers to do their own inspections.
Can I see inside or schedule a showing?＋
Many of our listings offer self-serve showings — if a property has showings enabled, you'll see a “Schedule a showing” button on its page. Some occupied or unsafe properties are exterior-only. When in doubt, contact us and we'll tell you what's possible for that home.
What is the right of redemption in Alabama?＋
Many Alabama foreclosures carry a statutory right of redemption — a period after the sale during which certain parties may be able to redeem (reclaim) the property. Whether it applies, and for how long, depends on the specific property and situation. Ask us about any listing you're considering and we'll tell you what we know; this isn't legal advice.
Do you work with investors and cash buyers?＋
Yes — a large part of what we do is investor and cash-buyer business. If you buy in volume or want to be notified about new deals as they come up, tell us your buy box and we'll keep you in mind.
Do you provide property valuations or BPOs?＋
Yes. We produce broker price opinions and investor-grade valuation reports. You can order one online, and we'll turn it around quickly.
I'm a real estate agent — can I bring a buyer?＋
Absolutely. Bring your buyer and submit the offer through the property's page. If you'd like to partner with us on buyers or listings, reach out — we work with agents across Alabama.
I'm an asset manager or servicer — can you list my REO assets?＋
