How to submit your offer
Thanks for your interest in this property. HUD homes are bid by the buyer's agent directly at www.hudhomestore.gov — not by email or through our office. You must be a HUD-registered agent/broker (NAID) to place a bid; if you are not, you'll need a HUD-registered broker to submit for you. Please review with your buyer before bidding: - Owner-occupants bid first during the owner-occupant priority period; investors may bid after it. - Owner-occupants using an FHA loan may qualify for the $100-down payment program. - The buyer is responsible for turning on utilities for inspection and appraisal. - Review the Seller Addendum(s) on hudhomestore.gov for the property's condition. HUD will NOT refund earnest money for conditions listed on the Seller Addendum — including the inability to turn on utilities due to the condition of the property. - The buyer may be responsible for de-winterization and re-winterization depending on the season. - The buyer is responsible for the rekey after closing. The buyer's agent must NOT give the buyer the HUD keys. Earnest money required (by sales price): - Up to $50,000: $500 - $50,001 to $200,000: $1,000 - Over $200,000: $2,000 - Vacant land: 50% of the sales price After you bid: - The listing agent does not know the decision unless the bid is accepted or countered. Decisions are made the next business day after the bid deadline closes — check hudhomestore.gov for the decision. - If your bid is countered, note the counter is NET to HUD — it does NOT include commissions or concessions.
